Project Descripition.

This project involved an ‘off campus’ student accommodation development with mixed cluster of flats, studios, accessible rooms, penthouses and duplex units with 604 beds. It comprised retail units at ground level and a mixture of modern amenities for students. Key to projects of this nature is the delivery date allowing sufficient time for the operator to complete their fitout and FF&E in time for student arrival in September.

The building is provided with a CHP unit and boilers to provide heating to radiators and domestic hot water calorifiers to serve bathroom pods. There is localised MEV to the bathrooms. The communal event space has MVHR along with VRF comfort cooling. Rainwater and foul drainage is also provided along with boosted cold water service. The whole of the mechanical plant is controlled by a Honeywell Hawk 800 BMS system.

The electrical installation comprised new power to a MCB with power factor correction. This is all connected to the CHP unit taking the lead and there is an additional standby generator to serve the firefight lifts and all the life safety systems. On top of the small power and lighting there were additional systems for disabled alarm call, CCTV, access control, ICT data and TV distribution system.
